Not wanting to sound like a broken record, but mortgage rates continue to be holding at all time lows of around 3%. Existing home sales are strong with new mortgage application submissions up by 3%.
For the week ending in 9/19, initial jobless claims increased slightly, however, continues claims declined to a level of 12.58 million nationally.
Looking to our local (Albuq greater area), the last week we saw 505 New Listings and 539 New Pending sales. The total number of homes listed in the Greater Albuquerque MLS has fallen to 1473. Buyers are dealing with many challenges due to the very low inventory.

Market Moment - Sept 14, 2020
Mortgage rates continue to trend downward, hitting the lowest levels in the past 12 months. The word from the Federal Government is that they intend to keep interest rates low while the economy recovers. Interest rates continue to hover around 3%.
Small-business optimism declined slightly whereas consumer borrowing has started to accelerate. Both new purchase and refinance mortgage application submissions remain steady. Job openings are also up as businesses continue to reopen. Initial jobless claims were down last week, also due to businesses reopening. The consumer price index increased.
For our local real estate market, housing prices are still trending upwards and inventory continues to be low. The Greater Albuquerque/ Rio Rancho area, the number of homes available on the market is around 1500, which is half of what it should be, in my opinion.
I can not stress enough if you are a buyer, to be pre-qualified and have your savings built for closing costs and other moving expenses.
As for Sellers, I would stress for you to take care of the maintenance projects you may have put off. Keep receipts of the repairs completed as this will help your Agent in the sale process.

Market Moment – Sept 8, 2020
Hope everyone enjoyed their Labor Day Holiday whether you relaxed, did home projects, or got out and enjoyed our New Mexico Weather.
This week my market update is about the Unser Gateway. This area is a focused growth point for home builders and commercial development. The anchor being Rust Medical Center and the growth of additional medical offices and services around it. Commercial development continues growing at the Unser Pavilion with the recent opening of Dutch Brothers Coffee and the Joe Harris Elementary School.
The Los Diamontes Neighborhood and Commercial area, near Joe Harris Elementary, is improving infrastructure along Wellspring Blvd, West of Unser Blvd. This development will be 174 Acres, have 578 Residential Lots and 36 acres of Business Park area. The residential builders will be Pulte Homes and Dr Horton Homes. Phase One will be 244 residential lots, beginning in 2021.
Keep your eyes on the area as Rust continues to build their Second Tower, adding additional medical offices and the soon to open medical rehab center on Westside Blvd.
And just like that August is over and September will hopefully bring us cooler temperatures. The holiday season is just around the corner.
The Housing Market continues to be an episode of Fast and Furious. Buyers having to act extremely fast to submit an offer. The homes priced under $250,000 are only on the market for a few days before it is under contract. Homes over this price point are still seeing quick sales, in many neighborhoods.
An interesting fact that was brought to light this past week by the Great Albuquerque Assoc of Realtors, is that there has been an uptick in contracts falling through during the inspections period. Last week saw 138 homes being put back on the market due to the contract falling through. The feed back from agents is this is due to inspections and repair negotiations (known as ORW), not because of financing.
With this information, Sellers are encouraged to take a critical look at their property and to consider taking care of major repairs before listing their home. As for Buyers, they are encouraged to thoughtful when reviewing the inspection reports.
Sandoval County has a few ROAD Projects happening this week - Aug 24 thru Aug 28th.
District 1: (includes Placitas, Bernalillo and more)
1- Crews will be removing overgrown vegetation and applying the base course to Pinon Ridge.
2- Crews will continue to brush hog the shoulders off Camino Manzano/ Baranca area.
District 5: (includes areas around La Cueva, Jemez, and more)
1- Crews will continue to grade roads throughout the La Cueva area.
2- Crews will continue to work on trimming the ROW in the Albers Valley area.
3- Crews will be blading roads in the La Jara/ Regina area and possibly the San Luis area.
4- Crews will be cleaning the ditches and mowing along Hwy 496.
