Market Update for Greater Albuquerque Area

It’s been a while since I talked about our local Albuquerque/Rio Rancho Market numbers.  As of this morning, there are only 1279 listings in the Albuq MLS system.  As you may recall, a couple months ago we were talking about how low inventory was and our numbers were around 1600 listings.    Falling below 1300 listings may have set a new all time low record.  

This past week there were 327 new listings and 380 pending sales. Home sales continue amid the covid-19 restrictions.  Realtors have strict guidelines to follow when showing a home.  Be sure to ask your Realtor about these guidelines so everyone stays safe.

Market Update for Greater Albuquerque Area

Market Moment - November 24, 2020

The latest news from the National Association of Realtors… “Continued low mortgage interest rates are helping keep the sales number high, and according to the National Association of REALTORS’ (NAR) recent Profile of Home Buyers and Sellers, the coronavirus pandemic has also initiated several shifts in the housing market over the past eight months. 

Buyers and sellers both indicated the pandemic had caused them to reassess their housing situation and even consider home sizes and destinations. NAR found buyers purchasing property after March were more likely to purchase a multi-generational home and sellers who closed in April or later were more likely to sell because their home was too small.

 “The governor’s most recent stay at home health order which hampers real estate activities, may result in a slowdown of the market for the remainder of the year,” predicts Anaya. “We’ll just have to wait and see.”

Market Update for Greater Albuquerque Area

Market Moment - November 9, 2020

  

Our weather has been very mild for our “Fall” season – just depends on the day if it is fall, winter or summer.  Additionally, can you believe interest rates continue to be below 3%!  

Construction spending continues to be high, with a projected strong winter housing sales market.

Did you know that what home buyers are looking for now, during the corona virus pandemic, has changed?  Many home buyers are now looking for more rooms, a home office space, more storage and attractive outdoor space.   

If you are looking to do a home renovation project this winter, check with your mortgage lender to see if they offer any renovation financing options.  This would also include any new home buyer.  If the home checks most of your wish list items but missing one or two, ask your lender to see if they can include any renovation funds into your mortgage.

Pecan Pie Upside-Down Cake

A New twist on the favorite Pecan Pie

Fall is here and everyone is starting to think of making their Favorite Pies to share at Thanksgiving time.

What is your favorite?  Pumpkin, Pecan, Apple, or something else?

I enjoy a slice of Pecan Pie, but the rest of the family isn't so crazy about it, hence I don't make it.  We generally end up with the traditional pumpkin pie and a cake. 

This would be a great twist on the Pecan Pie and it makes it more cake-like.  I will have to try it out on the family and see.

Have you been wondering why New Construction home prices are so high?  There have been recent spikes in the cost of lumber.  The higher cost of lumber is adding more then $15,000 to the typical cost of a new single-family home nationwide.

With the low interest rates, people are not only purchasing a new home, many are refinancing their existing mortgage.  The influx of those refinancing has put a large strain on the financing industry.  The time to get to a closing is longer now, due to the sheer volume of buyers and refinances the mortgage companies are working with.

If you are a buyer, ask your mortgage lender what the length of time is to get from offer to closing.  This will help you and your agent make the best offer possible.  No one likes unexpected delays, so knowing ahead of time will help avoid this type of delay.  Just last year, new home purchases were taking 30-45 days to get to closing.  They are now taking 45+ days to get to closing.

Market Moment - October 5, 2020

With October, we welcome lower temperatures (most days), and lower interest rates!  It’s hard to believe that interest rates could go any lower, such as 2.5% on a 15-year conventional loan!

Consumer confidence, and spending, surged to the highest levels since the start of the Covid-19 pandemic.  The employment report (ADP) also saw the strongest job growth in three months with weekly jobless claims dropping significantly.   The employment situation saw a positive trend with unemployment rates falling month-over-month and manufacturing payrolls almost doubling. Pending home sales and construction spending are also increasing.

Consumers reported having a positive outlook toward the future.

Here in our Greater Albuquerque market area, the numbers are changing.  While in the last week, we have seen 508 New Listings and 483 New Pendings,  we also see 141 homes Back on market, and 261 with Price Changes.  The figure of 141 homes back on market, could mean that parties are not coming to an agreement during inspections, or the buyers purchasing power has changed during the offer time period and no longer qualifies.  These are just two possible scenarios for this figure.
