As of July 14, 2023, Bond prices rocketed higher this week in reaction to the lower inflation (CPI & PPI) numbers. This allowed average 30-yr mortgage rates (no points purchased) to move below 7% for the first time since mid-June. Make no mistake, homebuyer demand remains robust. It's just affordability (mortgage rates) and availability (supply of homes for sale) that have constrained sales.

The hot summer days can drive your electric bill higher as we try to stay cool. Here are a few suggestions to help keep your electric bill in check.
1) Replace Manual Thermostats - Smart thermostats are great for helping you control air conditioning and heating. They connect via wi-fi and you can control them from your cell phone.
2) Thermostat with refrigerated air -- Set it and Forget it! It takes more energy to cool a warm home, than it does to keep it cool. Find a comfortable temp and leave it.
3) Curtains/blinds - close the window blinds against the morning sun and the afternoon sun. You would be surprised how the sun shining through a window can heat up a room.
4) LED - you've heard all about it - yes, change light bulbs to LED versions.
There are so many more ideas, but if you start here, you will see a difference.
